Is Poly-B Covered by Insurance in BC?

People reviewing home-insurance documents

There is no single yes-or-no answer for Poly-B insurance in BC. Insurers assess properties differently, and the policy's terms determine how a particular loss is handled. A building being insured does not automatically mean every plumbing-related expense is covered.

For strata councils, the discussion also involves separate policies for the corporation, individual owners and tenants. This guide focuses on questions to raise with a knowledgeable broker before renewal or a planned repipe.

Separate insurability from a claim decision

Ask two different questions: will the insurer offer or renew coverage for a property with Poly-B, and what would the policy cover if a leak occurred?

Square One's underwriting guidance identifies Poly-B as a risk that should be discussed with its agents. Its information about options for individual homes does not establish that a particular strata building can obtain the same terms.

Avoid relying on another building's experience. Provide your broker with the facts about your property and ask for an explanation of relevant conditions and exclusions.

Distinguish the strata policy from unit insurance

The Province of BC explains that strata corporation insurance differs from owners' and tenants' insurance. Personal contents, additional living expenses and certain other needs require separate consideration.

Owners should review their unit coverage alongside the strata insurance summary with their own broker. Ask about deductible exposure and policy limits rather than assuming the building's policy addresses every cost after a loss.

A council's discussion about plumbing replacement is not a substitute for that individual policy review. Keep communications factual and direct owners to qualified insurance advice.

Ask about replacement separately from resulting damage

Planned pipe replacement and damage following an insured incident are different expenses. The Insurance Bureau of Canada advises strata corporations against treating insurance as a way to handle routine maintenance repairs.

Ask your broker how the current wording treats plumbing-related damage, pipe repairs and planned replacement. Do not budget for insurance reimbursement until the insurer has confirmed what applies to the circumstances.

For the construction side, Canyon's Poly-B replacement services cover replacement planning and associated drywall restoration. A written scope can help clarify what work is proposed; it does not determine coverage.

Prepare useful records before renewal

A practical file can include the latest insurance summary, known pipe information, leak history, previous repair records and any proposed replacement scope. Ask the broker which documents are needed before collecting additional material.

If a repipe proceeds, request a record of the work completed and confirm how the insurer wants that information submitted. Do not assume replacement guarantees a lower premium or a particular renewal outcome.

Canyon's strata and multi-unit services include documentation for managers and insurers. Confirm the required documents at scope stage so the council, contractor and broker are working from the same expectations.

Questions about Poly-B and strata insurance

Does every insurer refuse buildings with Poly-B?

Do not treat refusal as universal. Availability and terms depend on the insurer and property. Discuss the actual building with a broker experienced in strata insurance.

Will insurance pay for a planned repipe?

Do not assume it will. Ask the insurer to distinguish planned replacement from repairs or damage associated with a claim under the policy.

Does replacing Poly-B guarantee lower premiums?

No premium reduction can be promised here. The insurer considers the property's overall risk and its underwriting criteria.

Can the contractor confirm whether a claim is covered?

A contractor can describe the condition and proposed work. Your insurer or qualified insurance representative must address policy coverage.
